The project is part of a larger community development site that will include the new construction of mixed-use affordable housing and the SEED LA charter school, on a total 4.2 acres of urban infill land.

The project site is located in the Vermont Manchester neighborhood of South Los Angeles. The site is located at 8426 S. The Vermont Manchester Center project will be a 64,480 SF commercial (retail and pre-leased office) component of a transformative 160,000 SF mixed-use development, comprising the following uses: community-serving retail, a new job training and innovation center to be subleased by Metro and a Public plaza and transit hub available to local businesses and residents of the low-income community for community gathering space and public events at no charge.
This Project will allow TAF to increase its programming by 5-10% in a permanent location close to the population it serves. With the Project’s completion, TAF expects to serve 3,000 persons per year on-site, as well as provide its social services to 2,500 persons in the adjacent residential building. TAF’s programming includes:
The project will add a 40,000 SF anchor retail tenant with a full-service grocery component, which will bring healthy food options to the Low-Income Community, as well as a pharmacy component. One of the inline retail units is expected to be leased to a locally owned coffee shop at a below-market rental rate. 1,482 SF of the inline retail space will be provided at free rent to the LA County’ Community Impact Entrepreneurship Academy.
